Data sources and calculation method
This report uses observed asking prices in Turnkey listings. It does not measure completed sales, all properties in Bodrum or the value of a particular home.
- Only eligible active listings with a published price, positive net area and a verified currency conversion are included. Translations and repeated listing numbers are excluded from duplicate counting.
- Each listing’s asking price is divided by its net floor area. The regional figure is the median of these values, grouped by property type and transaction. Rentals are compared within the same rental period.
- Each month uses its latest available observation. At least 10 comparable listings are needed per group; missing periods are not estimated.
- Changes in the properties offered can affect the median. An annual comparison requires sufficient observations for both comparable months.
The official TCMB housing price index is a separate series. TR32 covers Aydın, Denizli and Muğla; it is not a Bodrum neighbourhood index.
