Separate expenses and debt repayment from the sale price to estimate the amount remaining.

Sale price and remaining amount

The sale price is the amount paid for the property. The remaining amount is found after sale expenses and debt repayment. It is not investment profit because the historic purchase price is not deducted here.

How to enter costs

Seller deed fees and commission excluding VAT are calculated from the entered rates. Commission VAT applies only to commission. Add listing, maintenance and other costs separately and avoid counting bundled fees twice.

Sale tax and loan closure

Sale tax is not determined automatically. Enter an amount obtained from the capital-gains assessment if needed. Loan or debt closure is displayed separately and is deducted from the remaining amount.

How to read the result

Total sale costs contain the deed fee, commission, commission VAT, other costs and sale tax. Sale price minus costs minus debt is the remaining amount. A negative result means the scenario does not cover the payments.

Example

Example: TRY 1,000,000 sale, 2% deed fee, 2% commission, 20% commission VAT, TRY 1,000 other costs, TRY 5,000 sale tax and TRY 100,000 debt. Costs are TRY 50,000 and the remaining amount is TRY 850,000.
