Regional property price analysis guide

Compare listing price per square metre, sample size and the official housing price index within their proper scope.

Where to start

Choose compatible district, area and neighbourhood filters, then select property type and sale or rent. For rentals, choose daily, monthly or yearly period; different periods are not mixed.

What median listing price means

Each listing price is divided by net area and the middle value is shown. The calculator uses asking prices, not completed sales or appraisal values. Read sample size and record date with the result.

Missing periods and sample limit

A median is not shown without at least 10 suitable observations. Missing data does not mean zero price, and periods before the first available record are not invented.

Official index versus listings

The official housing price index is a separate series, not a per-square-metre price. Türkiye and Aydın–Denizli–Muğla (TR32) show broad regional movement, not the history of one Bodrum neighbourhood or villa.

Example

For ten compatible listings with net m² prices from TRY 80,000 to TRY 170,000, the median is the average of the two middle values, TRY 125,000/m². These figures are illustrative, not real regional data.
